It is such a nice breath of fresh air to just be doing the real estate job and tutoring without going to school. It's easier to feel like I'm doing a good job at each thing that gets done.
When we were at Craig's, he asked if I'd considered taking summer classes, saying that it's like six weeks to do a whole semester, and an easy way to bang out credits. I hadn't. I thought of summer school as being for people who failed and need to re-take a class. But when I looked into it today I realized if I'd done summer school then college might be finished in three years instead of four. Once again I fucked up. How come I never know about these things and always have to hear about them from other people after it's too late?

Yes, if you take classes every summer you might be able to finish earlier, but
1) you just got done saying how nice it is to only be working for a while. If you try to cram all your school into a tighter time you'll never really have a break, and you may not do as well and/or feel as together and under control. That is, you'll likely be more stressed.
2) Right now you may have been able to take classes that are useful to you, but at a certain point as you start to specialize more in your major, the exact classes you need to take in sequence may not be available in the summer. It doesn't help to earn empty credits, and it also may not be so useful if you take all your fun electives in the summer and then don't have any variation during the year.
Just my two cents.
Stop beating yourself up. You do so much more than kids your age usually do, and have many more responsibilities. You need something resembling a break. Actually, you need a real vacation with no work or school. Don't be so reticent to ask for a week off before school starts again. In the grown-up world you live in people get vacations.
I agree with the other two comments. You deserve a break, it's good to have variety and not stress yourself too much, and you're doing an amazing job. It's ok to not know everything all the time.
I do hope you let yourself take a vacation with Josh this summer. Even if it's just a 4-day weekend.

It's never too late to do summer school. Summer of '11 will be fine, as will '12 and '13. You'll know exactly what classes you need by then, where you can get them done and which school(s) might have the best deal for you. Your university will probably take credits from a lot of different programs around the city. Ask your advisor.
